Mortgage Rate Forecast

Geopolitical uncertainty is causing mortgage rates to drop. Windermere Chief Economist, Matthew Gardner, explains why this is and what you can expect to see mortgage rates do in the coming year.

 

Over the past few months we’ve seen a fairly significant drop in mortgage rates that has been essentially driven by geopolitical uncertainty – mainly caused by the trade war with China and ongoing discussions over tariffs with Mexico.

Now, mortgage rates are based on yields on 10-Year treasuries, and the interest rate on bonds tends to drop during times of economic uncertainty.  When this occurs, mortgage rates also drop.

My current forecast model predicts that average 30-year mortgage rates will end 2019 at around 4.4%, and by the end of 2020 I expect to see the average 30-year rate just modestly higher at 4.6%.

Colorado Real Estate Market Update

The following analysis of the Metro Denver & Northern Colorado real estate market (which now includes Clear Creek, Gilpin, and Park counties) is provided by Windermere Real Estate Chief Economist Matthew Gardner. ECONOMIC OVERVIEW

Colorado’s economy continues to grow with the addition of 44,800 new non-agricultural jobs over the past 12 months. This represents a reasonable growth rate of 1.7%. As stated in last quarter’s Gardner Report, we continue to see a modest slowdown in employment gains, but that’s to be expected at this stage of the business cycle. I predict that employment growth in Colorado will pick back up as we move through the year, adding a total of 70,000 new jobs in 2019, which represents a growth rate of 2.6%.

In February, the state unemployment rate was 3.7%, up from 2.9% a year ago. The increase is essentially due to labor force growth, which rose by more than 84,000 people over the past year. On a seasonally adjusted basis, unemployment rates in all the markets contained in this report haven’t moved much in the past year, but Boulder saw a modest drop (2.7%), and the balance of the state either remained at the same level as a year ago or rose very modestly.

 

HOME SALES

  • In the first quarter of 2019, 11,164 homes sold — a drop of 3% compared to the first quarter of 2018 and down 13.5% from the fourth quarter of last year. Pending sales in the quarter were a mixed bag. Five counties saw an increase, but five showed signs of slowing.
  • The only market that had sales growth was Adams, which rose 4.9%. The rest of the counties contained in this report saw sales decline, with a significant drop in the small Park County area.
  • I believe the drop in the number of home sales is partially due to the significant increase in listings (+45.6%), which has given would-be home buyers more choice and less need to act quickly.
  • As mentioned above, inventory growth in the quarter was significant, but I continue to believe that the market will see sales rise. I expect the second half of the year to perform better than the first.

 

 

HOME PRICES

  • Home prices continue to trend higher, but the rate of growth is tapering. The average home price in the region rose just 2.1% year-over-year to $456,243. Home prices were .3% higher than in the fourth quarter of 2018.
  • I anticipate that the drop in interest rates early in the year will likely get more buyers off the fence and this will allow prices to rise.
  • Appreciation was again strongest in Park County, where prices rose 21.9%. We still attribute this rapid increase to it being a small market. Only Clear Creek County experienced a drop in average home price. Similar to Park County, this is due to it being a very small market, making it more prone to significant swings.
  • Affordability remains an issue in many Colorado markets but that may be offset by the drop in interest rates.

 

 

DAYS ON MARKET

  • The average number of days it took to sell a home in Colorado rose five days compared to the first quarter of 2018.
  • The amount of time it took to sell a home dropped in two counties — Gilpin and Park — compared to the first quarter of 2018. The rest of the counties in this report saw days-on-market rise modestly with the exception of the small Clear Creek market, which rose by 26 days.
  • In the first quarter of 2019, it took an average of 42 days to sell a home in the region, an increase of four days compared to the final quarter of 2018.
  • Job growth drives housing demand, but buyers are faced with more choice and are far less frantic than they were over the past few years. That said, I anticipate the late spring will bring more activity and sales.

 

 

CONCLUSIONS

This speedometer reflects the state of the region’s real estate market using housing inventory, price gains, home sales, interest rates, and larger economic factors.

For the first quarter of 2019, I have moved the needle a little more in favor of buyers. I am watching listing activity closely to see if we get any major bumps above the traditional increase because that may further slow home price growth; however, the trend for 2019 will continue towards a more balanced market.

Colorado Real Estate Market Update

ECONOMIC OVERVIEW

The Colorado economy continues to grow, adding 69,100 new non-agricultural jobs over the past 12 months, which represents a solid growth rate of 2.6%. That said, we are continuing to see a modest slowdown in employment gains, but that is to be expected at this stage of the business cycle. My latest forecast suggests that Colorado will add a total of 65,000 new jobs in 2019, representing a growth rate of 2.3%.
In November, the state unemployment rate was 3.3%, up from 3% a year ago. The increase is essentially due to an increase in the labor force, which rose by 77,279 people. On an un-seasonally adjusted basis, unemployment rates in all the markets contained in this report dropped between November 2017 and November 2018. The highest rate was in Grand Junction, but that was still a very respectable 4%. Fort Collins and Boulder had the lowest unemployment rate of 2.9%. All the regions contained in this report are essentially at full employment.

 

HOME SALES ACTIVITY

  • In the fourth quarter of 2018, 12,911 homes sold — a drop of 13.8% compared to the last quarter of 2017 and down 22% from the third quarter.​
  • The only market that saw growth in sales was Clear Creek, which rose by 3.8%. This is a small market, however, and is prone to rapid swings in price as well as sales. There was a significant drop in sales in the Denver market. I will be watching closely to see if this is an anomaly or a longer-term trend. At this time, I believe the former to be true.​
  • Interestingly, this decline in sales in Denver came as inventory levels rose by 37%. For now, I attribute this to seasonality and expect to see sales growth return in the spring.
  • Inventory growth continues to give buyers more choice, allowing them to be far more selective — and patient — before making an offer on a home. That said, well-positioned and well-priced homes are selling relatively quickly.

 

 

HOME PRICES

  • Despite the rapid rise in listings and slowing home sales, prices continue to trend higher, though the rate of growth is slowing. The average home price in the region rose 6% year-over-year to $454,903. Home prices were 2% higher than in the third quarter.
  • In all, the data was not very surprising. As with many markets across the country, affordability is starting to become an issue. However, the recent drop in interest rates likely stimulated buyers at the end of 2018 and I expect to see good price growth in the first quarter of 2019.
  • Appreciation was strongest in Park County, where prices rose 28.2%. We can attribute this rapid increase to it being a small market. Only Gilpin County saw a drop in average home price. Though this, too, is due to it being a very small market, making it more prone to significant swings.
  • As mentioned, affordability is becoming an issue in many Colorado markets and I anticipate that we will see some cooling in home price appreciation as we move through late 2019.

 

 

DAYS ON MARKET

  • The average number of days it took to sell a home in Colorado rose by one day compared to the final quarter of 2017.
  • The amount of time it took to sell a home dropped in four counties: Boulder, Larimer, Gilpin, and Park. The rest of the counties in this report saw days on market rise relatively modestly with the exception of the small Clear Creek market, which rose by 20 days.
  • In the fourth quarter of 2018, it took an average of 38 days to sell a home in the region, but it took less than a month to sell a home in five of the eleven counties contained in this report.
  • Housing demand is still there, but buyers appear to have taken a little breather. I anticipate, however, that the spring will bring more activity and rising sales.

 

 

CONCLUSIONS

The speedometer reflects the state of the region’s real estate market using housing inventory, price gains, home sales, interest rates, and larger economic factors.

For the fourth quarter of 2018, I continue the trend I started last summer and have moved the needle a little more in favor of buyers. I will be closely watching listing activity in the spring to see if we get any major bumps above the traditional increase because that may further slow home price growth — something that would-be buyers appear to be waiting for.

How to Create a More Beautiful and “Sale” Ready Home

When you love your home but want to make some changes, how do you know where to begin? As a real estate broker and advisor to my clients, I am often asked what improvement projects are most worthwhile or where money is best invested.

RGN_1In today’s market, I am consistently seeing that buyers are looking for the “cream puff” listings. They want a home that is well maintained, “move in” ready, priced well, and in a good location. No surprise there, right?

As I work with clients, whether they are preparing to move now or just looking to improve their home for their own enjoyment, I find a few things that consistently show rewards in the end.

Beginning with maintenance items such as roofing, siding, paint (both interior and exterior), windows, and a couple secret weapons that are often overlooked, which offer a huge impact and are more reasonably priced than you may think, are new garage doors and outdoor fixtures. Remember you never get a second chance to make a first impression!

Outdoor living areas have become all the rage by giving the homeowner an opportunity to add additional entertaining space to their home. The options here are endless depending on your budget and amount of space you have to work with, but this can be a great way to improve the function and finish of your home.

Take a minute to ask yourself, where do I spend most of my time in my home? Kitchen, kitchen, kitchen! We all love to eat and hang out in the kitchen. As a result, improvements here are always a good place to start.

Owner’s bedroom suites and bathrooms are also very popular areas for improvement.  The range of options for these areas is vast based again on size and budget.

Consider replacing hard surfaces, base and trim, fixtures, and doors. Think outside the box and ask an expert for help choosing something that might set your home apart. Why use the same six-panel door that everyone has? Change it up a bit. Starting with the solid bones using neutral tones and embellishing with accessories to add a splash of color and your own flair is always a winner!

The more open, clean, and well maintained your home is, the greater your return on your investment will be. Buyers in today’s market have access to an abundance of information and have a good eye for short cuts. Work done just to “flip” a home will be called out very quickly! Always ask a professional for advice. You will find your favorite contractor or real estate professional will be more than happy to spend some time helping you make educated decisions that will meet your needs and show long term return.

Moving Life Home

I Pod and water bottle in hand, Dave strolls down a flower lined path toward his first destination of the morning, his gym. At the door to the gym, he is greeted by his wife, Janet. Janet takes a sip of her latte, gives Dave a kiss and tells him she’s off to the studio. While Dave is turning on some music and contemplating how many miles he’ll put on the treadmill today, Janet walks up a staircase to her studio.

The kiln in the corner warms the studio from the chill of the rainy night before.  Janet hangs her coat and inspects yesterday’s creations on the drying rack. In her mind, she’s sizing up what glaze and design she’ll use for each piece. Dave will head to his office on the other side of the building after his workout.

Depending upon where you live, you might have your own vision of this scene. Perhaps it’s a downtown building that has ground level shops, like a gym, and small spaces upstairs for rent, like a studio. Maybe an office park in the suburbs. Perhaps even a co-op village. For Dave and Janet, though, the gym and studio are in a part of their backyard that used to be home to a jungle gym, sandbox and 4-square court. When they became empty nesters, they decided to consolidate their life, cut commuting expenses, and take advantage of some unused space at home. They created a two story, backyard cottage that had a gym, bath and shower, and kitchenette on the ground floor, as well as side-by-side offices on the upper level. Dave, rather than a kiln and pottery supplies, has a desk and display of catalogues that he will use in presentations when clients visit him.

Backyard cottages have been gaining in popularity and attention lately. With the changes in the housing market making it impractical to sell some  homes, possibly gas prices making long commutes impractical, or maybe the desire to simplify a life that’s been too removed from home, its’ easy to see why someone might choose to build one. Many people build them to be guest quarters, mother-in-law apartments, a rental unit for additional monthly revenue, or temporary lodging for boomerang offspring who are trying to land that first job out of college. Some of these are as simply built as a miniature starter home, and yet others are elegantly equipped as a five-star hotel.

To maximize the value of these buildings, they should be planned by an architect so that they will work for your intended use. In the example, Janet’s kiln would be heavy and very hot, so several building precautions would be warranted. One short cut to avoid would be to do anything less than fully permitted and inspected, as failure there can cost far more than the property tax levy to take care of later. It’s advised that unless you have lots of experience, have the riskier tasks done by subcontractors.

These buildings will add value to the homeowner’s property over time, as if they are built properly, they’ll appreciate in conjunction with the value of the home. The reasons for having one are many and personal, but if you were to drive down many city streets, you will find one hiding under the trees in a corner of the backyard.

A Little Goes A Long Way: A Top Ten List For Making The Most Of Your Home improvement

This weekend I spent the greater part of Saturday taking care of the ongoing household to do list and the transformation made a huge impact. There certainly is more to do, as is the nature of home improvement, but having a finite list of things to accomplish and making time to enjoy them made all the hard work worth it! Here is my top ten list of how to make the most of your time when tackling home-improvement projects.

1. Imagine your perfect place. Your home should reflect your personality, the way you spend your time, and fit your needs. If you want a place to entertain, to relax and meditate, to create art, nurture your children, or display your collections, you will want to consider your priorities. Once you have explored the possibilities the next step is to prioritize your to-do list in order to make the most impact.

2. Make a list. Some home project lists could go on and on (and on), so it’s a good idea to write out a list and discuss the details with the members of your household so you know where to start and who is responsible for what.

3. Prioritize. Once you know what needs to be done it’s time to prioritize the list. If there is something timely (like getting gutters before the fall) keep that in mind when prioritizing, but also think about those projects that will bring you the most joy in daily life.

4. Do one project that really makes a difference. I recently finished sprucing up the living and dining rooms with new curtains and new furniture for storage and display. These are the rooms I spend the most time in at home, so the difference is palpable to how I view my home. Now we are ready for a big dinner party which is one of the most important things in our household. From this experience, I realized that small changes and some cleanup can make a huge difference.

5. Keep it reasonable. Make sure your list is reasonable. The goal isn’t to get everything done in one weekend, which typically isn’t feasible anyway. Rather, you want the time you invest in your home to be enjoyable and give you the sense of satisfaction (and motivation to do more).

6. Gather your tools. Nothing will derail a project like not having the right tools. Once you know what you are going to accomplish make sure all your supplies are ready. You’ll be far more efficient if you hit the hardware store, fabric store, gas station, etc. prior to getting started.

7. Work together. Some projects are two-people projects. If you share your household, enlist other members to share the work. Some projects need two people to lift, spot, hand tools, push, pull, etc. If you live alone, have a work party by inviting a friend over to help. You can return the favor if they ever need help with a household project.

8. Enjoy the process. Blast music, take breaks, and step back to reflect on your household improvement. If you need to dedicate a weekend to doing your chores, you may as well still enjoy it!

9. Get the list done. If you’ve taken the time to make your list reasonable you shouldn’t have any trouble completing it. Doing so will reaffirm your sense of accomplishment, so when you look at what was done, you won’t be thinking about what you have to do next.

10. Bask in your success. Focus on the improvement, enjoy your space, and most importantly, use it! If you made your bedroom a sanctuary, light a candle and relax with a good book. If you reconfigured your kitchen for more efficient use, have your own Iron Chef moment and cook a huge meal. Just remember, all your planning and hard work should be enjoyed.

Just a Dash of Feng Shui

What is a home if not personalized to those who share its walls? Feng Shui is intended to create a place of peace, balance and harmony for you and yours. You can achieve this type of atmosphere through the things you bring into your home and the way that you stage your environment.

Feng Shui helps enhance your space and deliver positive energy by creating a more comfortable, clutter-free environment, and incorporating the influential elements found in nature. A recent article titled Feng Shui Basics for Home Decorating provides what I consider the simplest definition:“the use and placement of objects and materials to create a harmonious flow of life energy. As such, the design of each room should be based on the people who use it the most.”

To better understand Feng Shui, it is important to know the elements in which it is grounded: Water, Earth, Fire, Metal and Wood. Incorporating these elements into your home can be surprisingly simple, inexpensive, and do-it-yourself.

Element by element, here are some ideas and explanations of Feng Shui for your home.

  • Water: The water element also includes wind. Blues and blacks represent this element, as does integrating a water source in a home, which gives off a presence of refreshing movement. Rock fountains and indoor aquarium tanks are common in Feng Shui-oriented homes.

Using mirrors in your home can be another way to incorporate the water element. The reflective surface of a mirror is similar to the properties given off by a pond or lake. A fashionable mirror can be arguably as attractive as a framed picture, and doubles as being resourceful when you would like to check out your look. Decorating with mirrors can be perfect for a living room space that needs light and enlargement, and a flow of movement.

The living room is typically one of the largest shared spaces of movement in a home, so incorporating a tasteful mirror in this room would be oh-so-appropriate.

  • Earth: “Adding the earth element to your home quarters strengthens feelings of safety and security. The grounding support of earth energy should bring comfort to the soul and tone things down” is how Happy Home Zone describes home decorating with the earth element.

A simple way to add the earth element to your home is by use of color, and earth tones are the most obvious source. But if tans, browns and oranges are not your thing, try a deep red, mossy green or an off shade of white.

You don’t need to paint every wall or replace your furniture. Start small with a cream throw or piece of artwork. Cream is a color that matches almost any other. Earth tones in beiges, brown, tans and off-whites are also aesthetically pleasing accent colors.

Due to the calming, soothing properties earth tones extract, your bedroom would be a perfect place in which to add this element.

  • Fire: Another element you may consider incorporating into your bedroom is fire, due to its association with passion, happiness and love. Keep in mind, however, that fire should be used lightly; in large amounts its passionate properties can give off anger vibes.

An article titled How to Decorate with Earth, Fire, Wind and Water suggests incorporating the fire element through the use of “silks and synthetic fabrics, images of sunrises, geometric abstracts, triangular shapes, animal patterns, the color red and candles”.

Candles are always in style, fit well in nearly any room, and come in a variety of shapes and sizes. They can be inexpensive to buy or a fun Do-It-Yourself craft project. A candle display can work nicely in a bathroom and double as an air freshener.

  • Metal: According to Spiritual Feng Shui.com, “metal is a symbol of wealth and protection. Metals include stainless steel, aluminum, sterling silver, or iron.”
    One of the most obvious places to incorporate metal would be in your kitchen. But metal has taken on a new trend outside of kitchen appliances; metal decorations can be used in any room you choose, and can be trendy and tasteful for both men and women. Check out these great precious metals and be inspired!
  • Wood: The wood element represents growth, and can be incorporated through almost any vegetation you choose to bring into your home. Indoor herb gardens or a potted houseplant can enhance your home aesthetically by being decorative and fragrant.

Growing your own edible vegetation can be a profitable experience, saving money on your grocery bill and adding flavor to your food. But if you lack the outdoor space to do it, read how indoor gardens can be accommodating. Indoor gardening is something your entire household can get involved in and enjoy.

Essentially, among other properties, Feng Shui is about balance – balance in your environment for you and for those with whom you who share your space. If Feng Shui is something you are interested in, start by adding a few of these elements into your décor and gradually increase them as you see fit, to find what balances your home best for YOU.

Make the Most of the Home You Have

If you have been in your home for a while you may be restless for change. The great part about having a home of your own is you can make improvements and give your home a chance to evolve over time. You just need to help your home live up to its potential!  Here is a top ten list of improvements that will help you make the most of your home.

    1. Find your home’s purpose. Each home is as unique as its owners, so in order to fully utilize your home, consider how you view your home’s purpose. Some people like to entertain, others find it a calm space in the frenzy of daily life; some nurture their families and others nurture their creativity. Your home’s purpose can be any combination of these and more, but it helps to consider the function of your space in order to ultimately find its purpose.
    2. Assemble a list. A list always helps me figure out where to start or prioritize what is the most important project. Think about what you want to change in your home, inspirations, and preferences.
    3. Make an “inspiration board”. An “inspiration board” is a great way to visualize your home’s decor. You can create a board online with a tool like Pinterest to organize ideas you love or you can do it the old fashioned way with a board, magazine cutouts, color swatches, and fabric samples. Doing this will allow you to see all the elements you like in one place so that you can then tie it all together into a room you love.
    4. Create a collection. If you have items that you like to collect, think about how to transform that collection into something you can display. If you don’t already have a collection of loved objects think about what this collection would be for you. You can center a room design around your travel souvenirs, old camera collection, figurines, unique plates, or familial objects. Adding to this collection over time can be a great way to keep your spaces new  while maintaining a personal feel to your decor.
    5. Choose a new palate. Shake up your sensibilities and think of a color that will compliment your room while making a statement. It’s easy to fall into the white/beige standby to keep our rooms neutral, but sometimes a color that provides a contrast to your décor will make the room pop.
    6. Repurpose an old piece of furniture. Instead of replacing your furniture give it a facelift. You can have a sofa or chairs reupholstered or make use of a slip cover. Also, Painting and staining can add new life to your wood pieces.
    7. Rearrange. Moving furniture around is another easy way to reinvent your space. Try placing your sofa on an angle to open up your entertaining room or move your lamps to improve lighting. You can also think about moving a piece of furniture into a room to give it new life, like using a unique dresser for a credenza or a chair as a side table.
    8. Make a room of your own. Find some space in your home that is uniquely yours, whether this is the corner of the guest room or an office of your own. It can be very rewarding to have a space that you can organize to fit your personal needs without the worries of others intruding
    9. Find an inspirational object. Have you ever fallen in love with an object that inspired you to want to completely redo a room to accommodate it? Designing a room around an inspiring object can be a great way to create a space that truly embodies your design sensibility.
    10. Find design motivation. Home design evolves over time and can be sustained by finding items that inspire you. Read magazines and books that inspire your interests in architecture, design, art, etc. Or find stores and flea markets that sell pieces that influence your aesthetic. Or bring a camera with you when you’re doing your favorite activities and bring back memories or inspirations. Most of all have fun!
